The sample packet, in full.

Juniper Ridge HOA is an invented sample community — 48 homes, self-managed, somewhere dry and piney. The board sent the rough notes shown on the home page; this is the packet that came back. Yours is written the same way, from your notes, in two days.

Page 1 · The welcome letter

Welcome to Juniper Ridge.

We're glad the moving truck found you. Juniper Ridge is 48 homes on four short streets, self-managed by a volunteer board of five of your neighbors — no management company, no office, just people who live here and keep it running. This packet is the short version of everything we wish someone had handed each of us on day one: the trash schedule, the pool key, the dues, who to call when a sprinkler main lets go on a Sunday.

Two minutes with these six pages now will save you a month of asking around. Questions the packet doesn't answer go to any board member on the who-to-call page — we answer fastest by email.

Page 2 · The basics

Trash & recycling. Trash goes out Tuesday morning; recycling every other Friday (the calendar on the last page marks which). Bins back in by 8 p.m. Wednesday — it keeps the street looking like the one you bought on.

Parking. Two spaces per driveway; overnight street parking is for guests, not storage. RVs and trailers stay no longer than 72 hours.

Pool. Open May through September, 8 a.m. to 10 p.m. The key is a $25 refundable deposit — see who to call. No glass inside the gate; guests swim with you, not instead of you.

Pets. Leashed on the streets and paths, and picked up after — the dispenser by the mailboxes is refilled by the board, which is to say by your neighbors.

Page 3 · Dues & how to pay

Dues are $85 a quarter, due the 1st of January, April, July and October, payable by check to “Juniper Ridge HOA” at the board mailbox or by the bank-transfer details the treasurer emails each quarter. After the 15th of the due month a late fee applies. Dues cover water for the common areas, the pool, the entry lighting and the reserve fund — the treasurer's one-page summary comes with the annual meeting notice.

Page 4 · Your documents, by section

Juniper Ridge is governed by recorded CC&Rs, bylaws and the pool rules (rev. 2023). This packet never restates a covenant. It points you to the exact place to read, and the recorded documents are the only authority — if this packet and the documents ever disagree, the documents win.

Fences, paint colors, sheds, any exterior change: read CC&Rs Article VII, “Architectural Control,” before you plan work. The request form is at the back of this packet; the committee answers within 30 days.

Renting your home out: read CC&Rs Article IX, “Leasing,” first.

Where the documents live: the full CC&Rs and bylaws are on the community drive (link on the who-to-call page) and recorded with the county; the secretary emails a PDF on request, same week.

Page 5 · The move-in checklist

☐ Water, power and internet into your name (Pine Valley Water runs the street mains — their emergency line is on page 6)
☐ Mailbox key from the previous owner, or the post office re-keys it
☐ Gate clickers — $15 each, from the who-to-call page
☐ Pool key deposit, if you want one before summer
☐ Put trash day in your phone: Tuesday
☐ Email the secretary your preferred contact for the annual meeting notice

Page 6 · Who to call

Board email (fastest): board@juniperridge.example
Gate clickers & pool key: Dana, 555-0141
Street water emergencies: Pine Valley Water, 555-0177
Architectural requests: the committee, by the form at the back of this packet
Everything else: any board member you see watering at 7 a.m.

Every name, number and address in this sample is invented.

What we tidied, and what we'd ask this board

Tidied: the bins-in deadline got a reason; the late fee got pointed at its schedule instead of guessed; “article 7 I think” became a pointer to Article VII by its recorded name, unparaphrased; Dana's number moved off the cover and onto the contacts page.

Open questions (numbered, as they'd come with your packet): 1. What is the late fee after the 15th — we left it as “a late fee applies” rather than invent a number. 2. Is there a second gate-clicker contact for when Dana travels? 3. Should the pool-key deposit appear in the dues page too?
