Welcome letterThe basics: trash, parking, poolDues & how to payYour documents, by sectionMove-in checklistWho to call

Six pages, one closing gift.

The welcome letter

From the board, in a warm plain voice: who we are, what kind of street this is, where to start.

The basics

Trash and recycling days, parking, pets, pool and amenity hours, keys and clickers — exactly as the board states them.

Dues & how to pay

The amount, the dates, where it goes and what happens after the 15th — your numbers, said once, clearly.

Your documents, by section

Fences, paint, sheds, rentals: each points to the CC&Rs, bylaws or rules by article and section, with where to get the form.

The move-in checklist

Utilities, mailbox keys, gate codes process, trash day one — everything a new owner asks in week one, answered before they ask.

Who to call

Board contacts, the emergency line, the architectural committee, the one neighbor who has the pool key — as you give them.

The rule the whole packet is built on: we never reword, summarize or interpret a covenant. The packet points to your recorded documents by article and section, and prints this line inside: if this packet and the recorded documents ever disagree, the recorded documents win.

How it works.

STEP 1

Send your notes

However rough: trash day, dues, pool rules, who to call, and where your CC&Rs live.

STEP 2

We write the packet

Six clean pages in two days — pointing to your documents, never rewording them.

STEP 3

Hand it at every closing

Word + PDF, yours forever. Print it, email it, or leave it on the kitchen counter.

Before — the secretary's notes (a sample)

trash tues, recycle every other fri, bins in by 8pm wed pool key $25 from Dana, hours 8-10 may-sept dues $85/qtr, due 1st jan apr jul oct, late after the 15th NO fences/paint/sheds without approval — it's in the CC&Rs somewhere, article 7 I think gate clickers: Dana 555-0141 · emergencies: Pine Valley Water 555-0177

After — packet pages (the same sample)

The basics

Trash goes out Tuesday; recycling every other Friday. Bins back in by 8 p.m. Wednesday — it keeps the street looking like the one you bought on.

Dues

$85 a quarter, due the 1st of January, April, July and October. After the 15th a late fee applies — the schedule is on the dues page.

Your documents: Fences, paint colors, sheds and any exterior change — read CC&Rs Article VII, “Architectural Control,” before you plan work; the request form is at the back of this packet. This packet never restates a covenant: the recorded documents are the only authority. Juniper Ridge is an invented sample community.

Send the board's notes.

Three questions, answered.

What exactly do we get?

Six packet pages written from your notes — the welcome letter, the basics, dues and how to pay, your documents by section, the move-in checklist and who to call — as a Word file and a PDF proof, with a list of what we tidied and a numbered list of our open questions. You keep every file and every right, and one round of changes within a week is free.

Do you reword our covenants or rules?

No — and that is the point of the documents page. The packet points to your CC&Rs, bylaws and rules by article and section (“read Article VII before planning exterior work”) and never paraphrases, summarizes or interprets them. The packet itself prints the line: if this packet and the recorded documents ever disagree, the recorded documents win.

Is this legal advice or community management?

No. We arrange the words the board already has — nothing more. It is not legal advice and we are not a management company; every dues amount, date, rule and contact in the packet comes from the board, and we add none. For anything about enforcing or interpreting a covenant, the association's attorney is the right door.
